Two estimates for the same roof can differ by thousands of dollars and still not be comparable. Knowing what each line means helps you compare the right things.
Scope
The estimate should say which roof is being replaced or repaired, how many layers come off and what system goes on.
Materials
Look for the manufacturer and product line, color, underlayment, flashing and vents. Generic wording makes two estimates impossible to compare.
Labor, permits and cleanup
A clear estimate states who pulls the permit, how debris and nails are handled and what the crew leaves behind.
Decking and allowances
Rotted decking is found at tear-off. A good estimate states a price per sheet or per foot for decking repairs, so there are no surprises.
Warranty and payment terms
The estimate should show the workmanship warranty and the payment schedule. Payments tied to progress are easier to manage than a large payment upfront.
