Florida hurricane season roof prep

2 min read

Every spring Central Florida hears the same line: it looks like a lighter hurricane season. Seasonal outlooks may even project below-normal Atlantic activity. But a below-normal season is not a quiet one for any individual house, because what matters to your roof is whether a storm crosses your county, not how many form.

Start with an honest inspection

Before the season starts, get eyes on the roof — the field, the penetrations, the flashing and the edge metal. Small failures that survive a normal afternoon storm are exactly what open up under sustained wind and driven rain.

Fix the small things first

Lifted or missing shingles, cracked or slipped tile, failed pipe boots and deteriorated sealant at penetrations are the openings a storm exploits. They are inexpensive to correct in April and expensive to correct in September.

Drainage matters as much as the roof

Much hurricane loss is water rather than wind. When gutters and downspouts fail, water dumps beside the house, soaks the soil and finds its way in. Clear the gutters, confirm the downspouts discharge well away from the slab, and check that valleys and scuppers are not obstructed.

Wind mitigation

A wind mitigation inspection documents features insurers care about — roof-to-wall connections, roof deck attachment, roof shape and the presence of a secondary water barrier. Where those features exist, documenting them can matter at renewal. Where they do not, the inspection tells you what would be worth upgrading during the next replacement.

Do not wait for the schedule to fill

Once storms arrive, roofing schedules across Central Florida fill quickly and the work you wanted done in a week takes considerably longer. The practical window for pre-season work is narrower than most homeowners assume.
