Metal and tile are the two long-life roofing options Florida homeowners compare most. They suit different houses and budgets.
Wind performance
Standing seam metal systems are rated to 160+ mph uplift with concealed fasteners. Tile can perform well when it is fastened to code, but tiles are heavy and can crack under impact from flying debris.
Weight and structure
Concrete and clay tile are heavy, and the roof structure has to carry the load. Metal is far lighter, which matters on older homes and on re-roofs.
Repairs and maintenance
A cracked tile can be swapped. On tile roofs the underlayment beneath the tiles often wears out before the tiles do, so replacing it means lifting and re-laying the tile. Metal needs little maintenance.
Look and cost
Tile has the Mediterranean look common in Florida neighborhoods. Metal comes in many colors and profiles. Both generally cost more up front than shingle.
Which one fits
Choose by wind exposure, structure, appearance and budget. An inspection tells you what your existing structure can support.
